Our Leadership Team

Sustainability

Innovation and responsibility go hand in hand at Marick, treated as core principles that shape how we plan, design and deliver real estate.

We consistently go beyond industry benchmarks, applying an holistic approach to sustainable development, from the earliest stages of master planning through to the whole life cycle. By integrating environmental performance with commercial discipline, we ensure sustainability enhances asset value rather than compromising deliverability.

We are proud to have contributed at the highest levels of industry leadership, from piloting BREEAM for offices at its inception to sitting on sustainability and regeneration panels for the British Council for Offices. These experiences continue to inform how we deliver responsible, future-focused development that supports both communities and long-term investment performance.

Case studies with Sustainability at its core

Cambridge – Staycity Wilde

Project Overview

The redevelopment of Park Street, Cambridge included the demolition of an existing (dilapidated) multi-storey car park to create a 3-level basement public car park, to be owned and operated by Cambridge City Council and a new five storey 227 unit Staycity Aparthotel (Wilde Brand).

The final phase of the scheme was successfully completed in June 2026 and continues Marick Real Estate’s strong track record in delivering exemplary, sustainable developments in constrained city centre locations.

Sustainability Highlights

  • BREEAM ‘Excellent’ rating achieved with an achieved score of 9%.
  • The building was designed as fully electric eliminating the need for gas with the use of Air Source Heat Pumps (ASHP) and heat recovery systems.
  • The building achieved an EPC A rating.
  • Photovoltaic (solar) panel installation to create renewable energy.
  • A 34% improvement on Building Regulations Part L requirements was achieved.
  • Installation of 26 car charging spaces with infrastructure to increase this to cover every car parking space in the future.
  • Rainwater harvesting systems and low flow fittings to minimise water consumption in operation, achieving 5/5 WAT 01 BREEAM credits.
  • Sustainable drainage and attenuation.
  • 14% increase in ecological value through use of biodiverse systems, green walls and enhanced habitat provisions including bird boxes, insect towers and bee hotels.

This development showcases how design and sustainability can work hand-in-hand to create spaces that benefit both occupants and the environment.

Sunderland – Hillthron Business Park

Project Overview

Marick Real Estate achieved a BREEAM ‘Excellent’ rating for our 365,000 sq ft industrial development in Sunderland, known as Hillthorn Farm. The scheme reflects our commitment to delivering environmentally responsible, future-ready space that meets the needs of modern occupiers.

Sustainability Highlights

  • BREEAM ‘Excellent’ rating achieved.
  • The development achieved an EPC A rating through a comprehensive energy strategy combining smart design with high-efficiency technologies.
  • Photovoltaic (solar) roof panels installed to generate clean, renewable energy on-site.
  • Low energy lighting specified throughout to minimise operational energy use.
  • 10% roof lights incorporated to maximise natural daylight, reducing reliance on artificial lighting and creating brighter internal environments.
  • Installation of 50 EV charging points to support the transition to electric vehicles and future-proof occupier requirements.
  • Covered cycle parking provided to encourage active travel with secure, weather-protected facilities.
  • Recycled materials and aggregates incorporated throughout construction to reduce embodied carbon and support circular economy principles.

The Impact

Hillthorn Farm demonstrates that sustainable design goes beyond energy efficiency—it’s about creating holistic solutions that address transport, materials, and occupier wellbeing to deliver truly future-proofed developments.

Uxbridge – Union Stockley Park

Project Overview

Marick Real Estate delivered a 75,000 sq ft Grade A office refurbishment at Stockley Park, for Tritax Property Income Fund achieving exceptional environmental credentials. This project set new standards for sustainable office development within the Thames Valley.

Union Stockley Park achieved an EPC A — the highest in the Thames Valley at the time of completion for a commercial refurbishment. The building has been designated fully Carbon Neutral Capable, a first for the West London office market. This forward-thinking certification empowers future occupiers to plan and deliver their own sustainability agendas from a best-in-class baseline.

Sustainability Highlights:

  • EPC A(18) rating and Carbon Neutral capable.
  • 176 Photovoltaic (solar) panels installed, generating around 70,000kwh of power for the building users per year.
  • Electric vehicle charging points installed for building users with infrastructure to increase this for future demand.
  • Sustainable Transport & Amenities including secure cycle parking and shower facilities, actively supporting active travel and healthy commuting choices.
  • Triple-height atrium housing a 20ft high “weeping fig” tree. The atrium floods the building with natural light, reducing energy consumption and creating an inspiring environment.
  • The generous ground floor space flows to a private outdoor terraced area with views over an adjoining lake and 150 acres of parkland, providing occupiers with direct access to nature and outdoor working opportunities.
  • WiredScore Gold rating for the property. This certification guarantees robust and secure digital infrastructure, enabling seamless connectivity for the most data-intensive operations and future-proofing the building for evolving technological demands.

Union Stockley Park demonstrates that refurbishment projects can deliver next-generation office space with market-leading sustainability credentials. By achieving the Thames Valley’s highest EPC rating and Carbon Neutral Capable status, Marick created a building that not only met the standard at the time but also exceeds future expectations.
